Heat pumps, hydrogen ready boilers and hybrid systems now shape the future of home heating, with grants available to help cover the cost of switching.

An annual boiler service costs around £79 to £120. For many homeowners, that is an easy payment to push back each year. After all, the boiler’s running, the heating’s on, nothing’s failed. The problem is that a boiler doesn’t announce its deterioration. Worn seals, a blocked heat exchanger, and a slow pressure loss go unnoticed until the system fails, and when it inevitably does in January, the repair bill quickly outpaces several years’ worth of service fees.
The thing is, the pattern is more common than most people expect, and a service the previous summer would have caught the fault. Moreover, a service the year before that might have prevented it entirely.
This post covers what a boiler service involves, what it costs, how it affects your warranty, and whether the money is justified.
A boiler service and a basic gas safety check are not the same thing. It’s worth knowing the difference before you book.
The Gas Safe Register (GSR) clearly sets out the distinction. A safety check confirms the appliance is burning correctly, that harmful gases are removed safely, that ventilation routes are clear, and that safety devices are working. A full service goes further. It follows the manufacturer’s instructions to remove and clean components, replace serviceable parts such as seals and gaskets, and clean the heat exchanger and flueways [1].
In practice, your Gas Safe-registered engineer will carry out all of the following:
You should receive a written report at the end of the appointment. If no report is provided, ask for one before the engineer leaves.
A boiler service isn’t a lengthy job, but a short one is a warning sign. According to Which?, a good service should last at least 30 minutes, and you should ask what’s included before it starts [2].
Older conventional systems, where the heat exchanger, burner, and fan need to be dismantled, will typically take longer than a modern combi. The appointment ends with a written service report.
Three practical steps before the engineer arrives:
Being present is worth it. Which? notes it’s a good opportunity to ask about adjusting your flow temperature to cut energy bills.
For most homeowners, a one-off annual boiler service costs around £79, though prices can reach £120 depending on location. That figure comes from a Which? survey of 168 Trusted Trader engineers in July 2025 [3].
The initial price does not cover follow-up repairs. Common faults, such as a failing hot water pump or a faulty ignition, can add approximately £304 and £146 respectively, so it’s worth going in knowing something might crop up.
Boiler cover packages usually cost around £183 per year and rise after an introductory period. Which? concludes that for a boiler in good condition, a one-off annual service is the more cost-effective route. Our boiler service costs £95, including VAT.
If your boiler’s still under a manufacturer’s guarantee, skipping an annual service may cancel that cover. Worcester Bosch states that yearly servicing is a condition of their guarantee and must be completed each year to keep it valid [4].
The requirements are straightforward:
For landlords, the obligation goes further. Annual gas safety checks are a legal requirement under the Gas Safety (Installation and Use) Regulations 1998, and failure to carry them out puts tenants at risk and owners in breach of the law.
At £79 to £120 per year, a boiler service is one of the lower-cost home maintenance options. The value’s harder to see than a new radiator or a repainted wall, but the evidence is clear.
According to Which?, a regularly serviced boiler delivers three practical benefits:
Which? also notes that summer servicing helps you address wear and tear from the previous heating season before the next one begins. Booking before the autumn rush means any issues are resolved before you rely on the heating daily, and you are more likely to find off-peak rates and greater engineer availability [5].
An unserviced boiler loses efficiency and gradually develops faults until something gives, usually mid-winter. Most of what goes wrong is preventable. A single annual check covers the components most likely to cause problems, confirms the system is running correctly, and produces a written record of its condition.
Greenstar carries out annual boiler services across Dorset, Hampshire and the South Coast. Each service is completed by a Gas Safe-registered engineer, backed by over 930 Checkatrade reviews, includes a full written report, and is priced at £95 including VAT. New boiler installations include the first annual service free of charge.

An efficient boiler burns less gas for the same warmth, so boiler efficiency energy savings come from servicing and clearing trapped air, not a single fix.

No heat, a leaking tank, low pressure or a dead pilot light are among the most common boiler problems homeowners face, each with a clear, fixable cause.
