Maintenance is particularly important for your boiler and heating system, and we recommend carrying out an annual boiler service to avoid unpleasant and potentially expensive break-downs in the cold winter weather. Prevention is definitely better – and cheaper – than cure when it comes to central heating and hot water systems.

To make sure that your home is gas safe you should have your appliances checked annually by a Gas Safe registered engineer. One crucial part of getting your appliances checked is making sure that there are no gas leaks. If there was a gas leak in your home although it is generally safe to stay in the home, when natural gas does not burn up completely because of faulty installation or lack of ventilation, it emits a by-product of carbon monoxide. The more carbon monoxide present in the air, the less oxygen you can inhale, potentially killing you. Stay aware of the symptoms of carbon monoxide poisoning – headaches, dizziness, nausea, breathlessness, collapse and loss of consciousness.

By law your landlord must arrange for a Gas Safe registered engineer to carry out a gas safety check every 12 months. He should provide you with a copy of the landlord gas safety record before you move in and within 28 days of the annual check taking place. He should maintain the gas appliances, pipework and flues in accordance with the manufacturer’s instructions.
