Annual Boiler Servicing

We recommend that every boiler is serviced once a year.

Annual boiler servicing is an important part of boiler and heating system maintenance. It's more than just a safety check - boiler servicing will check the condition and performance of your appliance to ensure it's operating at peak performance, as well as making sure any seals, gaskets or the heat exchanger aren't showing any signs of wear and tear. Your Greenstar engineer will also check that other parts of your heating system - such as your flue - is operating correctly and safely.

During a boiler service, our gas engineers will check:

  • Correct gas pressure and flow
  • Flue and combustion. A flue gas analyser (where appropriate) will be used to make sure the boiler is burning the right mixture of gas and air.
  • Electrical connections are clean and in good condition
  • Fans and other key components are working efficiently
  • Seals are intact
  • Electrodes are in a good condition
  • Safety devices are checked
  • Condensate trap and pipe is not blocked

Our engineer will also check if you have a carbon monoxide detector; if you don’t we carry them on our vans and would be able to fit one while we are there.

The benefits of having a CO alarm

An audible CO alarm will alert you to the presence of the poisonous gas in your property. What is CO poisoning? Unsafe gas appliances can produce a highly poisonous gas called carbon monoxide. It can cause death as well as serious long term health problems such as brain damage. CO is produced by the incomplete burning of natural gas or LPG. This happens when a gas appliance has been incorrectly fitted, badly repaired or poorly maintained. It can also occur if flues, chimneys or vents are blocked.  CO poisoning occurs when you breathe in the gas and it replaces oxygen in your bloodstream. Without oxygen, your body tissue and cells die. Even small amounts of the gas can cause CO poisoning, and long term effects can include paralysis and brain damage.

The 6 mains symptoms to look out for:

  1. Headaches
  2. Dizziness
  3. Nausea
  4. Breathlessness
  5. Collapse
  6. Loss of consciousness

What to do if you suspect CO poisoning:

  • Get fresh air immediately. Open doors and windows, turn off gas appliances and leave the house
  • See your doctors immediately or go to hospital – let them know you suspect CO poisoning
  • If you think there is an immediate danger call the Gas Emergency Helpline on 0800 111 999
  • Ask a Gas Safe registered engineer to inspect your gas appliances and flues to see if there is a dangerous problem

What are the warning signs of a CO leak?

  • Flames are a lazy yellow or orange colour on your gas hob, rather than being a crisp blue
  • Dark staining on/around appliances
  • Pilot light that frequently blows out
  • Increased condensation inside windows

Gas Safe Registered Engineer

By law your landlord must arrange for a Gas Safe registered engineer to carry out a gas safety check every 12 months. He should provide you with a copy of the landlord gas safety record before you move in and within 28 days of the annual check taking place. He should maintain the gas appliances, pipework and flues in accordance with the manufacturer’s instructions.
